Here on the Check A Pro Radio show,we get questions all the time.One has crossed my desk this week.Why is my water bill so high?Well,because it has to do with water.I've asked a plumbing professional.He's a plumbing expert here on the Check A Pro Radio Show,Bob Muller from Personal Plumbing to join me today.Hey,Bob,how are you doing?Doing great,Joe.Thanks for having me.It's great to have you here.We hear this a lot.Why all of a sudden as my water bill shot up and before you get into the plumbing options,it's possible that your rate went up from your local supplier of water.So check your water bill to see if you're paying the same rate per gallon.That probably,isn't it though?It's probably on the consumption side.And if you haven't added another family to your home,there may be a leak.Bob.What do you think?Yeah.No,these are all uh definite possibilities.Um We usually start out with what we call just a basic leak detection so that we can kind of get an idea of what type of leak you have and through a series of pressure tests,we can usually determine pretty quickly whether it's something that's related from,uh maybe just a toilet that's running from a bad flapper or maybe it's a,your irrigation system system that's not shutting off properly.Um Or maybe it's a more significant problem.You've got water lines under your slab and it's leaking under your slab and you just don't hear it or see it,but you're getting an expensive water bill.So we have a series of ways that we,that we uh conduct this type of service starting with our basic leak detection and determining whether we need to go into what we call our advanced leak detection services.So yes,we,we can find those leaks pretty quickly that way.It's really,really important and that is a good indication.Meaning when you look at your water bill,if you've seen a big difference,then something may be up and it's,it's more than just the loss of the water.First of all,we want to conserve water.Number two,we want to conserve money.Number three,though,if you have a leak underneath your slab,you may want to conserve your house.I'm kind of joking but not really because it,it could be a catastrophe if you have a slab foundation and it's wet under there and you'd be surprised how many gallons can leak a day.We're talking a lot,you,your structure will shift and I'm not saying it's gonna be like falling off the cliffs that we see when,when,when here in California we have these problems with,with,uh,with rain and so forth and,and these,and these landslides,but you don't need it to move much because if your foundation moves the whole house can be compromised.Yes.And this is where it leads to the cracks in your foundation,which can cost a lot of uh structural damage.Um,as well as you know,lose the sale of your home.If your home has structural damage to it,you usually can't get that house sold.So you wanna make sure that you're proactive on these things.Um You do not want your plumbing leaking under your slab.We have many different ways to detect this as well as we do have other types of products out there that we,that we can install in your home that can detect the leak early for you.So we can actually detect whether you have a leak inside your house and automatically shut the water off to your house if it does determine you do have a leak.So we can install devices called our leak detection devices.Um That also will save you on your insurance rates.So most companies will give you lower insurance rates if you have these devices installed and we do install these devices for our homeowners.Hey,Bob,this has been a great conversation.Great advice.For our listeners here,Bob Muller,Personal Plumbing.All of his contact information is located in the description of this podcast.Thanks,Bob.

Buying a home is an exciting thing to do. And many of us when we buy a home, especially in the past couple of years, there's been so much competition and so forth. People have foregone inspections. So people, you know, have a, have a home inspector. Um and they also may have an inspector to inspect the swimming pool, the air conditioning system. But how about the plumbing? So this question has come up and I've asked my friend Bob Muller from personal plumbing to join me here on the program today to answer the question. Should people get a plumbing inspection before they buy their home? Hey, Bob, how are you? I'm great, Joe. Hey, thanks for having me. And yes, this is a very important question that you have brought up today. Yeah. So, you know, a couple of years ago there was a frenzy all over the country. The real estate market was super hot and some people really regret the purchase they made, they think they may have paid too much and they decided not to get an inspection on anything because they were afraid to lose the deal. That was probably a big mistake. For some people. Right. Uh, yeah, I agree. Um, never forego your home inspection. You could, uh, be talking about not only thousands of dollars but hundreds of thousands of dollars because if, uh, it turns out that, that you have a failed plumbing system, you may not ever be able to sell that house for, you know, what it, what its value is and you're just gonna take a loss on that. So, um, yes, it's very important and we, you know, mo most people get your basic general home inspection from a, from a licensed home inspector. And they're just gonna do a general overview overlook. They're not gonna really um get into the total uh process of, of fully inspecting the plumbing. They usually just say refer to a licensed plumber on there and, and that's kind of the way they get out of uh really doing a complete home inspection. Um They just do a visual inspection and, and for our company, we do uh what we call our personal plan, which is a process that where we uh we inspect all your plumbing system to make sure it's fully working. Um We put cameras inside your sewer to make sure that uh you don't have any failed uh sewer lines. Um We check for what type of plumbing you have inside your home, whether it's a copper piping, whether it's polybutylene or C PV C. But yes, it is important to make sure that you know the condition of your plumbing and that you've had it inspected. I totally agree. And that would go for any major system in your home more than the home inspector. You may want to drill down a bit. Don't be afraid to spend an extra $500 or $1,000 on specific inspections, the spa, the pool, the roof, all of that. Yes. And, and of course, you can't see inside the, the, uh you know, your sewer lines without putting a camera inside there. So this is very important to, you know, have a uh a license plumber come in and, and put that camera inside there. Get a very good visual on there for any cracks, any uh roots growing, any type of uh um noticeable scale, build up anything in there that can lead to catastrophic damage within the home system. Every once in a while,one of our major appliances can break.I'm not talking about the stove or the dryer or,or the fridge.I'm talking about things that we really need in our home.We see it with air conditioning,uh,units furnaces.Uh,but we also see it with water heaters and water softeners.I've asked my good friend Bob Muller for personal plumbing to join me here on the program today to talk about what happens when the water heater or the water softener,which are both very important to life because they happen to do with water and we need water.What happens when these go out or about to go out?They're getting old and we need to replace them,but we don't have the money is financing a smart choice.Hey,Bob,how are you?I'm great,Joe.Hey,thanks for having me a great question.Yeah,great question today.So,you know,let's say someone has a 15-year-old water heater and it's still cooking water.Ok.But it's leaking and it's banging and it's,it's,it's not doing well and everyone agrees it needs to go.But we,you know,the homeowners like,well,we just need to save a few more $100 in the bank before we make that purchase.I would like to think maybe they should just get it done and pay monthly for it.What are your thoughts?Yes.Uh great question.And I agree uh with how expensive,um,you know,our appliances are today,they,they do cost a lot of money upfront to usually get these installed.And because of a lot of the way that these systems have to be installed for code these days,it's created a lot of extra expenses in,in,in many homes.So it can be quite costly to have,you know,your,your A CS replaced your,your tankless water heaters,your regular water heaters.There's a lot of systems in the house that do cost a lot of money.But with the financing options that we offer today,it is by far the best way to go because not only can you save money on the back end with your efficiency rating because now you might have had an older uh air conditioner or an older water heater that was costing you a lot more money every single month and its inefficiency you put in something that,that uh costs a little bit more money today,but will save you down the road in its efficiencies.Um And you can,you can finance that uh and,and pay the difference.So basically,like in our area you can install a tankless water heater.Um,our energy companies here are offering $1000 rebate to get them installed.So you can do that on a monthly basis where you can do the six months,no payments,no interest option.Um,pay that fully off.You get your $1000 upfront from,from the company and use that money towards paying your bill and then you'd get a brand new system that's more energy efficient.Um,so yes,the financing option is by far,I think your best way to do this.I totally agree.We would never consider saving up enough money to buy the house,especially if the house is $400-$600,000 or more.Uh,buying a car,I mean,you could pay cash,but if the car is,you know,on its last leg and you don't have the cash,we're gonna go get a monthly payment.I'm telling you,we spend so much time in our homes and we want to be comfortable and safe.And by the way,when I say your water heater can keep you safe.It can because if something goes wrong with it,it can make a mess.Yes,100%.And,and I,I,you know,as long as the monthly payment usually will work for the customer or the client that,uh,is looking to,to get their,uh,plumbing system upgraded and the more that you put into the house,um you know,the more the value of the house is gonna be as well as like you can add extra products because if you're just buying the water heater and it's costing you,you know,two or $3000 to install a water heater.That's a big portion of your budget.But if you wanted to add,you know,your water filtration to the system,maybe a leak detection system inside your house as well as the water heater.You can put that in a bundle package.You can get a low monthly payment on that and usually get it with no payments,no interest and,and your house is well protected.Your drinking water is well protected and you're,and you're getting endless hot water.Um All for a very low monthly payment to me.It's a no brainer for more information.Get a hold of Bob and his team at personal plumbing.All of his information is located in the description of this podcast.So it's easy to reach him.Hey,Bob.Thank you so much for your time today.Thanks Joe.Thanks for having me.

Everything costs more today inflation has really slaughtered us and one thing that seems to be going up is the price of energy so I've asked my friend Bob Muller from personal plumbing to join me here on the program hey Bob how are you doing great job thanks for having me so I'm thinking of ways my listeners can save some money in the home is it on their air conditioning or their heating is it on their mortgage is it on eating you know less finer foods but let's talk about you know let's talk about the plumbing in the home OK think about what's going on and what costs money and when you think about it costs a fair amount of money to heat the water and since you're in the plumbing business and you installed water heaters I thought I'd ask you is there a way for people to save money and become more energy efficient with getting a new water heater the answer to that is absolutely like it on all of your products that you purchased so if it's regular just a basic regular water heater that's non energy efficient which doesn't have maybe the Energy Star label on it those appliances are known to be less efficient so they're not going to give you the type of savings that you would normally get from a more efficient but even those products are more efficient today than our older products from before so the short answer to that is yes you will get better energy efficiency on those products but you can get even better efficiency ratings on more advanced products like your Energy Star rated products which have usually condensing type systems like tankless water heater more of a direct vented type tank water heater there's more efficient ones that are out there the obviously cost a little bit more to purchase up front but the energy savings that you can get from them are tremendous the other side to that is because we do so much solar here and there is other uh water heaters out there on the market today called our heat pump technology water heaters that would be combined with your solar these are electric water heaters but they're a heat pump first so they will they will use your garages heat to be the first source of your of your water heating fortunate of it kind of like a refrigerator and then as it needs the energy it will suck the energy from the solar panels so you can have one of these type of water heaters installed and it would cost you absolutely nothing to run your water heater that is fantastic wow so to find out more contact Bob all of this contact information is in the description of this podcast thanks Bob appreciate your advice and your expertise on this.

Not all families are the same size and not and this does not benefit everybody, so these are what we call the Cadillac of your home and if you're going to be putting in a tankless water heater it is usually for a home that's got a large family. This is the check a pro radio show check a pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt checker pro Joe years ago here in our country there was really only one way to heat your water besides boiling it on the stove and that is with what's called a tank water heater those they're generally white and they're you know 304050 gallons and they hold water that heats up and it supplies hot water years ago in Europe they started to experiment with something called tankless and it's come to the US and we've had it here probably for 20 years but it's becoming more and more prevalent so I wanted to ask Bob Mueller about the differences between the old tanks and the new tankless water heaters he's from personal plumbing Bob how are you doing great Joe hey thanks for having me and that's a great question thanks for having that question yeah so years ago in Europe they started with this it finally came over here in North America and is becoming more and more popular why should someone get into the newer technology versus the older tank yeah so that's a great question and of course I always say that you know in whenever you're deciding on a tankless over a tank water heater you really got to determine what's best for your family and of course not all families are the same size and not and this does not benefit everybody so these are what we call the Cadillac of your home and if you're going to be putting in a tank water heater it is usually formal on this guy a large family and I've been running out of hot water so this is the first question I always asked my clients is are you currently running out of hot water and if you are you really only have one other option if you're going to go back to a tank water heater which is put in a bigger tank but if that's not an option then really your only option at that point is to go to what we call an on demand tankless water heater which doesn't mean you're gonna get instantaneous hot water it means that it gives you and delivers hot water unlimited on demand as long as that is size appropriately for your house not all people are going to be best candidates for tankless water heater because they are expensive you know for the upfront cost of it and they do need to be maintained so and you really gotta have a qualified person to know how to work on these on these water heaters they're not the same as your tank water heaters a lot of differences but you but the first question you should just ask yourself are you currently running out of hot water and then we can get into more specifics of what would be best for you and I do know there's some other great advantages they take up less space they can often be installed on the exterior of the home as well and so there's just a lot of options but you have to have the right fuel source for it and so forth it's become a lot easier though over the past few years because years ago they were very strict on the amount of gas if you're using gas to fire yes that's correct and of course it's not you know energy savings isn't always the biggest reason for doing these because when you're going from a you know 30 or 40 gallon water heater even a 50 gallon water heater and you're using a 40 or 50,000 BTU source of water and then you're taking it to 199,000 BTU use from a tankless water heater and you've got that thing firing all day long you're 199,000 BTU's is using a lot of fuel so sometimes you're not really saving energy so you don't think that you're saving energy just you know it's really going to be determined based on the size of your home and how much water consumption you're using it can be an energy saver depending on if you're smaller home you're not using a lot of hot water Bob thank you so much Bob Mueller from personal plumbing all of his contact information is in the description of this podcast thank you Joe check a Pro is your local source for pre-qualified contractors stay tuned for more of the check a pro radio show.

This is the check a pro radio show Check A Pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt check a pro Joe many of us that own a home get a lot of things maintain like our air conditioning system and other major components to the home I was wondering though does the plumbing need to be maintained in my home so I asked my friend Bob Muller from personal plumbing that question hey Bob how are you doing I'm doing great Joe hey thanks for having me yeah so how often do I need to maintain my plumbing well that's a good question I mean usually that's going to be related to the age of your home but most of us live in areas now where our infrastructure is getting a little bit older on the course if you're in an area where you're in you know your housing developments and from the 1990s and later you know you're definitely going to be ready for some home maintenance I would say that every home should be maintained on a regular basis on a yearly annual basis and that's usually done through membership programs that professional plumbing companies that offer this service as well as you know service agreements is always a good way to do it we hear personal plumbing offer what we call our personal plan and this system is designed so that we can develop a personal relationship with our clients so that we can come in and maintain their homes and check them check their homes and mainly we're looking for your appliances that that that made me going out as well as your drain is that maybe building up some issues so we use camera systems and we and we do a visual and pressure test within the home to make sure that everything's safe and then the visual inspection within the house so this is typically the way that we would do that and we recommend that once a year it's like going to the doctor for an annual physical absolutely and it's important because we have plumbing inside our bodies we have the arteries and the veins and in our home we have the plumbing and it can be clogged up overtime from calcification and other things if you have all types of plumbing like galvanized that's a problem so absolutely it's great to have a professional plumber at your service and that's Bob Mueller personal plumbing Bob thank you so much for joining me today thank you joe check a pro is your local source for pre-qualified contractors stay tuned for more of the check a pro radio show.

Check A Pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt check a pro Joe often overtime we get this white build up on our plumbing fixtures like our faucets it's that white powdery crust you stuff and if you take your fingernail to it you can kind of scratch it away I've got a question for a plumbing expert Bob Mueller from personal plumbing Bob I really want to know first of all what is that white stuff and how can we stop it from building up on our faucets hi Joe hey thanks for having me yes this is a common problem in most houses especially in areas where you have hard water and it is a calcification due to a buildup of hard minerals and that is usually going to get treated by having a either a water filtration system in your home or some sort of softener system here specifically in Southern California we do have very hard water related to the where we have to actually get our water source from so everybody in our local market over here is really needs to have a water treatment system in their in their house some sort of filtration system I recommend that they use you know a the type of system that we use which is called the Halo would be happy to come out and do a free water test at your house and see what kind of hard water that you got going on but the best way to really remedy this is by treating it first with from the water source but then of course it from the fixture itself you got to get a some sort of scale remover which is going to be either a vinegar solution or what we use the CLR which is a common product that you can get at the local stores and soak that product but once you do get that clear you do you do need to you know remedy the source which is your bad water to begin with I recommend getting a water softener and a whole house water filter I have that for my home and it makes things a lot easier especially if you live in areas with very hard water yes for sure thank you Bob I appreciate your expertise on this thanks Joe! This is the Check a pro radio show Check A Pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt check a pro Joe we see the ads all the time on TV these drain cleaners did it come out of a bottle you don't need plungers you don't need snakes all you need is a chemical drain cleaner well I've got a question for an expert here his name is Bob Mueller he is the owner of personal plumbing and I'm going to ask Bob in a moment is it safe to use chemical drain cleaners a lot of us have this under our sink we have it in a closet somewhere some of us have used it with success and many without success hey Bob how are you doing great Joe hey thanks for having me yeah thank you for coming on the program today everybody knows what we're talking about these chemical drain cleaners they're marketed to us a lot last I heard most plumbers aren't really fond of them tell us a little bit about the safety of using chemical drain cleaners so the short answer to this is yes in most cases they are safe that doesn't mean that I recommend them most of the companies these days have made these chemicals so that they're less harmful to the environment and they're less harmful to your plumbing system but that doesn't mean that they're not something that will not eventually deteriorate you know your plumbing issues so if you're having a plumbing issue in the house the answer is not to be able to take care of the your immediate problem with a short term solution a short term solution would be putting a chemical in there that overtime can deteriorate and erode your plumbing system probably won't deteriorate it immediately but if it's something that you continue to use and putting on the age condition of your pipes it could pose an immediate problem so it really depends on the age and condition of the plumbing system you're using these chemicals in probably a newer home that's not going to affect it as much but your older home especially your cast iron drains I do not recommend you put that inside their period so if people aren't doing this themselves as a DIY wire with a chemical drain cleaner they should really be calling Bob and his team at personal plumbing because you guys need to be real careful if the plumbing is old but you guys have the equipment and the experience to go in there to clear the drain without breaking the pipes yes that's true and you know we definitely as a professional plumbing company have a have those services but if you are in a pension and you know you're potentially one of those people that will pick up a chemical to try to clear your drain I would say that instead of having a chemical at your house I would say you know there's many great products that you can pick up at your local hardware store these days which is you know more of the air type guns that that that they have these days that you can send error kinetic error into the into the fixture and that will break up the that you're clogged pretty quickly and way more effectively than a than a chemical and that will you know usually get your drain moving and then you need to call in the plumber to find out what your actual issue is and that you know that's that would be my advice you know use the air type guns these days they work way more effective air much better than chemicals and then don't forget after you get this thing cleared out you got to figure out why this keeps happening and you can contact Bob and his team at personal plumbing all his information is in the podcast description Bob thank you so much for your time and your great advice much appreciated thank you joe thanks for having me check a pro was you were local source for pre-qualified contractors stay tuned for more of the cheka pro radio show.
